PRESS RELEASE: Japanese real estate marketplace PropertyAccess brings Cebu properties closer to Japan

CEBU CITY — Emerging real estate marketplace PropertyAccess recently concluded its first provincial roadshow in Cebu City last November 18, 2017, which included scouting for partnerships and developments that can pass the meticulous taste of Japanese investors.

Jessica Li, PropertyAccess Head of Business Development, was very much positive about furthering Japanese investments in the city. “Since my first visit here in Cebu, I have seen how the city boomed with infrastructure developments and what is amazing is that this is due in part to the active participation of local developers,” Li said.

Furthermore, Li emphasizes that as more local developers enter the vertical development or condominium markets, veering away from the traditional horizontal developments like subdivisions, the market becomes more ripe for Japanese investments. Under the current Philippine constitution, foreigners are still barred from owning land but allows 40% ownership in condominium corporations.

Local developers play a vital role in filling the property gap in Cebu and outlying areas, especially in areas with high return potential but with least interest to national or Manila-based developers. “Cebu-based developers have caught up to the standards of national developers, as such they are at par, if not better than these players,” Li mentions.

“Nevertheless, Japanese investors are also looking into partnerships with local developers on raw land that could be used for business purposes. They are specifically looking at Cebu and Davao as emergent markets that do not carry the excess baggage of urban sprawls like Metro Manila,” Mark Magallanes, PropertyAccess Head of Marketing adds.

The company currently offers a discounted rate of P499 for its online subscription to brokers and accredited real estate sales agents. This enables them to reach out to Japanese investors and local ones without leaving for costly roadshows in Japan.

PropertyAccess started in the Philippines just last April 2018 and has facilitated over PhP2 billion in sales through both the online platform and offline roadshows in Japan.

The recently-concluded Japan International Property Awards in Tokyo was also hosted by PropertyAccess.*
